The Challenge
Realty One had a team of strong agents and a healthy portfolio of Dubai listings, but their digital presence was letting them down. Their website attracted minimal organic traffic and their Instagram had stalled at a few thousand followers with low engagement. The majority of leads were coming through paid portals, making their cost per enquiry expensive and their pipeline unpredictable.
They needed a joined-up strategy that would build organic authority in search while simultaneously turning Instagram into a consistent lead source. The goal was to shift the lead mix towards owned, lower-cost channels, particularly organic search and social, reducing dependence on third-party property portals.

Property SEO & Content
We built a content architecture around Dubai's most searched property areas and buyer intent queries, from "apartments for sale in JBR" to "off-plan property Dubai 2025". Fifteen area-specific landing pages covered Dubai Marina, Downtown, Palm Jumeirah, JBR, Business Bay, and the key off-plan corridors. Each ran to 800+ words with local market data, price trends, and agent profiles. Neighbourhood guides targeted the informational searches buyers run first: "best areas for expat families in Dubai", "is JBR a good place to live". Those alone generated 340+ organic visits per month within six months of publishing. Schema markup went on each area page, with cross-links to the guides building topical authority cluster by cluster. Backlinks followed naturally once the content positioned Realty One as a genuine local knowledge source.
Instagram Strategy & Management
We rebuilt the Instagram content strategy around three pillars: property reveals with price and specs, Dubai market updates, and agent-to-client storytelling. Reels outperformed static in every test. Reach was 3× higher on average, so the cadence shifted to 60% video within the first two months. We built a DM automation workflow that responded to comment triggers with a direct booking link and a short qualification question, generating 40+ WhatsApp conversations per month. We redesigned the profile bio and link-in-bio page to capture budget range, area preference, and contact details before routing to an agent. The sales team picked up the phone with context already in hand. Follower count grew 95% organically with no paid promotion, and a real share of those followers turned into active enquiries.
Lead Qualification & CRO
Traffic growth only matters if the leads are qualified. We redesigned the contact forms to add three pre-qualification fields: budget range, purchase timeline (buying now / 3–6 months / just researching), and preferred area. Unqualified submissions fell 34% within the first month. We set a 5-minute lead response SLA in the CRM. Leads contacted within 5 minutes are 9× more likely to convert than those followed up an hour later. The sales team went from chasing 80+ mixed-quality leads per month to focusing on 30–35 high-intent contacts. Close rates improved because agents spent their time on buyers actually ready to move, not sifting through portals full of early-stage browsers.
